How much does a milled log home cost to build?

The total construction cost for a log home varies greatly across the United States. On average the turn-key cost of a milled log home ranges between $150.00-$180.00 per square foot.
Please contact us or our dealer in your area to better estimate the log home construction costs for your building site. In addition, a fairly accurate method of estimating the total construction cost is to add 15%-20% to the finished per square foot prices for comparably finished custom conventional homes in your building location. Log homes usually cost that much more to build than stick-built custom homes. How much do our milled log packages cost?
We offer three levels of milled log packages varying in degree of finish level and completeness.  Please click on the link for a description of each package.  The estimated pricing below is based on a plan that is 2,264 s.f., http://www.summithandcrafted.com/SpecPricing.htm, our Breckenridge design.

The square footage of the home you need to use for you pricing calculation is the log portion of the home, typically the main and second or loft floor.  Areas such as concrete or conventionally framed walk out basements do not have to be accounted for in your calculation.  Garages are not included unless they are constructed out of log.

Please keep in mind the estimate can only be as complete and accurate as the drawings or sketches you provide. If you are truly serious about building a log home you should think of investing in a set of our preliminary drawings. These drawings will pull your design ideas together and give you sufficient enough detail to more accurately estimate the cost of the log work and the finished cost of the home. Factors that can affect the cost of our log packages are:

  • Size of the home.
  • Complexity of the design: Architectural elements such as corners, prow fronts, log bay windows, covered porches and entry ways, log towers, balconies, cut-up roof lines, etc. all add to the cost of the log work.
  • Log components used: When logs are used to construct the second floor and or the roof system, the cost of materials and labor increases substantially over standard building materials.
  • Wood species used to craft the log shell.
  • Log diameters needed to build the log shell.
  • Adding items such as carvings, character posts, log stairs, and log railings.
