The total construction cost for a log home varies greatly across the United States. On average the turn-key cost of a log home ranges between $150.00-$275.00 per square foot.

In addition, a fairly accurate method of estimating the total construction cost is to add 15%-20% to the finished per square foot prices for comparably finished custom conventional homes in your building location. Log homes usually cost that much more to build than stick-built custom homes.

Factors that can affect the cost of our log packages are:
Size of the home.
Complexity of the design: Architectural elements such as corners, prow fronts, log bay windows, covered porches and entry ways, log towers, balconies, cut-up roof lines, etc. all add to the cost of the log work.
Log components used: When logs are used to construct the second floor and or the roof system, the cost of materials and labor increases substantially over standard building materials.
Wood species used to craft the log shell.
Log diameters needed to build the log shell.
Adding items such as carvings, character posts, log stairs, and log railings.

Handcrafted Log Package Components
Exterior walls with window and door openings pre-cut to window manufacturer's rough opening call-outs, and flared with keyways.
Interior log walls with pre-cut archways if applicable to the design.
Wall slots cut for interior partition walls.
Floor slots cut for second floor decking.
Through-bolt holes and electrical chase ways are pre-drilled and cutouts for electrical switches and outlets are pre-cut.
Norwegian "V" notch or "Diamond" notch curled or staggered corners.
Log floor joists for the second floor if applicable. Floor joists are flattened on top to receive decking material.
Log ridge beams, purlins and rafters depending on the design requirements. Roof members are flattened on top to receive decking material.
Log trusses if applicable.
Log interior and exterior posts excluding log supports for exterior decks or log supports in basement areas. We can provide them at your request.
Through-bolts and settling jacks.
Log re-assembly supervision. We send one man to supervise the re-assembly of the log shell on your fully prepared foundation and sub floor. (Note: the customer must provide for a crane and additional carpenters/framers to assist our supervisor during reassembly. Number of men necessary will vary depending on the design.)
At Summit Log and Timber Homes our practice of entirely prebuilding the log shell at our log yard ensures every component fits perfectly. When the log shell is complete, each log is tagged for location before disassembling and then loaded onto trailers for shipping. After you, or your general contractor, finish the foundation and main floor system on your site, your log package will arrive, accompanied by one Summit Log and Timber Homes craftsman who will supervise the log shell re-assembly.
